Property Specialist II – Concessions/Reno-Tahoe Airport
The Reno-Tahoe Airport Authority (RTAA) is seeking a full-time, experienced person with a background in concession management or commercial property management to join the hard working, dynamic Airport Economic Development (AED) team as a Property Specialist II – Concessions.
The Property Specialist II – Concessions position reports to the Senior Manager of Properties and serves as a key member of the AED team. This position is responsible for the development and execution of the Concessions’ Program strategic objectives and tactical plans, which are designed to keep the concession offerings at Reno-Tahoe International Airport (RNO) fresh and to grow revenue per enplaned passenger through the use of marketing strategies and implementation of efforts to attract and retain business and industry to RNO.
Background: While Reno has long been known as the gateway to the Lake Tahoe region, it is moving well beyond a tourism destination. Tech giants such as Tesla, Switch, Panasonic and Amazon have propelled the northern Nevada region in new and exciting directions. The region is experiencing an evolution that includes not only significant job growth, but also a revitalization of Reno’s midtown district. New trends in dining, a thriving local craft beer scene, and an expansion of non-gaming entertainment are drawing increasing numbers of visitors and new residents to the region.
In 2016, RNO served approximately 1.8 million enplaned passengers, an increase of 6.4% over 2015. Passengers are fairly affluent and reflect an approximate 50/50 mix of both business and leisure travelers equally distributed between the two concourses. In order to meet increasing growth, RNO is currently in the midst of a Master Planning Process which will assist in identifying future airport concessions development and include recommendations to accommodate RNO’s growing rental car operations.
In 2013 the RNO concessions program was transformed to reflect the look and feel of our world-class destination. Lake Tahoe-lodge elements have been incorporated into the design of all RNO stores, restaurants and passenger services, giving RNO a true sense of place. Concessions are well-balanced with approximately 75 percent of concessions located post-security. In April 2017, RNO’s Airport Economic Development team will be releasing a Request for Proposals for additional concessions development to bring new concepts and continue the expansion of the current program.
Examples of Duties:
-Research, develop and evaluate current and proposed new concession opportunities to enhance customer choices, improve customer satisfaction, and increase non-airline revenue for the organization; negotiate financial terms to ensure the maximum generation of revenues for RNO; and monitor concession operations for compliance.
-Draft negotiated terms and conditions for leases, contracts, agreements, amendments, permits, easements; requests for proposal (RFP) and bids; other such agreements with existing or potential tenants; and maintain all records related to airport property management.
-Interpret negotiated contract terms and conditions; notify tenants of discrepancies; and obtain compliance in matters involving insurance, payment and performance bonds, or initiate further action within reasonable time frames, including the implementation of contractual rate increases; and respond to and resolve difficult internal and external inquiries and complaints by timely investigation of issues and utilizing effective communication and negotiation skills.
-Work with tenants to coordinate and oversee tenant improvements, modifications and alterations by coordinating activities with engineers, designers, appraisers, attorneys, tenants, government agencies, community organizations, and other appropriate parties.
-Participate in the development of the division budget by developing and recommending projections that support expenditures; analyze activities on a monthly basis to determine how closely projected budget and work plans adhere to each other; and make adjustments as necessary.
-Oversee the Airport Concession Disadvantaged Business Enterprises (ACDBE) program, including the preparation and review of certification applications and renewal requests for the ACDBE program; provide concession revenue data to ACDBE consultant; maintain working knowledge of certification requirements; and attend monthly statewide committee meetings as a voting member.
-Organize and lead quarterly concession tenant meetings; and represent the Reno-Tahoe International Airport to various private and public agencies.
-Participate in long-range planning and development of concessions marketing strategies and goals.
-Prepare and present a variety of executive level and Board level documents, including concession revenue reports, concessions portion of the CEO Report, and Board Memos.
-Conduct concession-related statistical surveys and analyze the findings in order to provide conclusions and recommendations to keep the concession program current and maximize revenue.
SALARY: $51,570 – $66,164 annually, with opportunity for additional merit-based increases to salary range maximum of $80,758. Initial salary placement will be based upon experience and qualifications. This is a salaried position and is exempt from overtime.
BENEFITS: The RTAA offers a competitive wage and benefit package, which includes 100% employer paid contributions to a distinct, defined benefit retirement program (Nevada PERS). Nevada has no state income tax, and Reno has a comparatively low property tax rate.
MINIMUM QUALIFICATIONS:
Education: Bachelor’s Degree from an accredited college or university, preferably in Public Administration, Business Administration, Airport Management, or a related field. An equivalent combination of related education and experience may be substituted on a year for year basis.
Required Experience: Three (3) years of concessions management or commercial property management experience.
Preferred Experience: Five (5) years of concessions management, commercial property management, and/or airport property management experience.
Licensing: A valid driver’s license is required at the time of application.
